Lincoln Rd. West side

1111 Lincoln Rd. is located on the corner of the entrance to Lincoln Road Mall in South Beach. Its a parking garage created by the Swiss architecture firm Herzog & de Meuron (designed the “bird’s nest” stadium at the Beijing Olympics) but also has commercial spaces in the bottom. Robert Wennett is the developer and he is also building his own private PH on the top floor (how cool is that?)

This whole block was recently renovated and closed for pedestrian use only. Basically an extension of The Lincoln Road Mall. Raymond Jungles, a prominent Miami-based landscape designer, sketched the designs for an “urban glade”, fountains filled with Gold Fish, seating areas around exotic plants and trees. The South Beach movie theater is located in one of the corners.

Some of the new stores that already opened at 1111 Lincoln Rd. are Taschen – the German book company, Y-3, Mac, Nespresso – smart concept in espresso making and machines-, Osklen, Inkanta, etc. I’m so happy because they are also going to open a famous fancy Mexican restaurant, you  must know it, Rosa Mexicano, really popular in New York and Miami. Serendipity, the dessert place, is coming next to Banana Republic too .. yummy ! and Shake Shack will open its doors soon around June 14th, if you like nice burgers and a ice cream shake you will be there for sure !

Nespresso-Miami

More and more this area of Lincoln Road gets filled with lots of people from all over the world. It feels like a little piece of New York, is very classy and different. Families love to hang out there on Sundays, kids and dogs running everywhere hehe :)

There is a secret part to this development, in case you want to live close to the coolest area in SoBe, right behind the parking garage they also designed and built 4 luxury condos which are currently for sale at $1.495 M .. sorry nothing residential for rent at the moment :( ..

I spoke to Mr. Wennet the other day, he told me that Prada, Fendi and D & G are coming soon too ! .. this is going to be one of the best areas in South Beach. Bring those bucks $$$$  baby !!

Hi everyone ! Today I would like to explain the Rental Process I usually go through when leasing a unit. Sometimes changes depending on each case but in general this is the process it takes:

  1. We use a contract to lease to make an offer. We can add any specific needs from tenant or landlord in the “Special Clauses” area.
  2. Once we agree on the price per month we prepare an Official Lease Contract and get tenant and landlord to sign it.
  3. If the move in date is in at least 1 month we require the first month deposit check from tenant. If the move in date is less than 3 weeks, we require 1st, last and security deposit in advance; it can be a regular check.
  4. As soon as receiving any checks from tenant we will give tenant and the other agent a copy of Escrow letter with the check attached.
  5. Once we have an effective contract and money in escrow we will get and provide an application for the association to the tenant.
  6. Tenant has to fill the application completely and return it with the required fees (application fee, pet fee etc). Some fees are required to be paid by cashiers check or money order only.
  7. If credit report required by landlord, tenant can get one at: https://www.experiandirect.com/triplealert/default.aspx
  8. If the tenant only gave the security deposit upon signing the lease, we will require the 1st and last month payment once the association approves the tenant. We will require a cashiers check payable to my broker.
  9. As soon as the association approves the tenant and all payments have been covered, our company will prepare commission and/or landlord’s checks as required.
  10. We have to make sure the listing agent has the entrance, building, and mailbox keys, fobs or clickers for garage etc to be delivered the move in date or 1 day prior to.
  11. We will arrange a walk through the unit 1day prior the move in date to make sure all fixtures work and the unit is clean. Both agents must be present. All keys and landlord’s info will be delivered to the tenant. “Keys Receipt” and “walk-through page” has to be signed by tenant. Also, the commission checks have to be delivered that day.
  12. In most rentals the utility bills are not included in the rental price. I recommend my clients to call FPL (for electricity) in advance to let them know that you are moving into a new place so they can change the billing info. Hi everyone !! High Season is officially in South Beach ! The weather is amazing ! Yesterday I went for a walk on Lincoln Rd. and it was packed ! …tons of people walking and having dinner, all the restaurants were completely full. I was really amazed, from one day to the next the weather changed, the holidays arrived and the recession was gone hahaha. While I was walking I just kept observing all the beautiful  people visiting, having so much fun, buying stuff etc.. I could smell all the different kind of perfumes in the air, it was pretty cool.

For South Beach Rentals 123 was a pretty good month too. I had several clients, including some who rented from me a year before. I made another lease at Verdi South Beach, they did a very good job renovating that building, the glass cube in the middle has 2 bedrooms with very nice finishes. I love the kitchens in there because are big and open with lots of counter space, great design and stainless steel appliances.

This month I also had clients from France that got transferred here to work and they needed a place for a year asap. I’ve seen so many french people moving into South Beach. Everywhere I go I hear someone speaking french, sometimes I don’t know if I’m in the US anymore hehe but is really cool that South Beach is becoming more “europeanish” or how would you call it? hahaha.

I’m so happy because I rented my listing at “Lofts at South Beach“, is a large 1 bedroom Split-Level Loft with direct water views and is located near the Sunset Harbour marina. I was afraid not to rent it soon because it was listed for $2500 usd per month and the kitchen was not renovated. The unit itself is pretty cool but a lot of people were looking for brand new kitchens with granite counters and stainless steel appliances. I leased this unit for a year but… is still on the market for sale, is listed for $499K so… if you have any buyers interested in a great waterfront deal, we are willing to show it with 24 hrs notice.

Right now I’ve been working with a lot of people that want to move December 1st, so wait till the end of December for the Christmas update hehe.

LOFTS AT SOUTH BEACH #504


It seems that October its been a pretty busy month for rentals. I had several clients looking to rent a year lease. I currently have 4 people move in at the end of this month. I’ve been renting units at South Bay Club, Sunset Harbour Condos, Verdi South Beach, Meridian Lofts, Art- Deco Condos, and The Gansevoort South.

I was surprised to know that The Gansevoort was doing year leases. It seems they couldn’t close the units and now they are renting them brand new, never lived in. The units do not come with flooring but they will install Berber carpet  as soon as they get under contract. The units come with really nice kitchens with granite counters, Sub-Zero Refrigerator and Stainless Steel appliances; the bathrooms are beautiful and it also comes with Bosch Washer and Dryer inside the unit. All the units come unfurnished, the prices are non negotiable but they are really good for what it is, you really feel like you are in a resort. Also, the rent includes the AC, one David Barton Gym membership, 1 valet parking and they allow pets. What a great deal ! This building is brand new, totally renovated with amazing pools and amenities, it is worth it ! Will not last, specially in high season.

I’ve also done a couple of rentals at Verdi South Beach, this is a condo conversion located across the Miami Beach Golf Course and is next to The Meridian Lofts. Is a really nice complex. There are 2 fully renovated Art-Deco buildings on the sides and there is a brand new glass cube with 2 bedrooms in the middle. The art-deco buildings have 1 and 2 bedro0ms but some of the ground units come with a very cute yard in the back where you can have outdoor furniture and a grill. Most of all the units come with one parking space. The 2 bedrooms come with one covered parking spot. They allow pets but they require $1000 refundable deposit. I like the Glass cube in the middle. All the units come with amazing finishes, the kitchens have tons of space; they all come with washer and dryer. The building in the middle has a beautiful pool in the rooftop.

I thought rentals were not worth it to do. I think if you are nice to the clients and other agents and if you know your market and are really efficient it turns into a great business. The only bad thing is when you have several clients looking for the same thing and there are not many good rentals out there, is difficult because they think you are not trying your best but unfortunately South Beach has a lot of Art-Deco or older buildings that are not renovated yet, they are ugly with no washer/dryers or parking.

At the end of the day the one that loves South Beach will end up renting here, but if the location is not a priority for you and your budget is a little short, then you will be better looking in North Miami Beach, Brickell or Midtown, there you will find a very nice condo or even brand new with water views for less price, we only do South Beach though hehe.
