Miami Beach Homes Status Update 1st Quarter 2008

Today I’m going to talk about the status of Miami Beach Homes for Sale. Currently there are around 220 homes sale in the Miami Beach area, 106 of them (or 50%) have reduced their original list price. This shows us that a lot of people are very motivated to sell their homes. It is a great time to buy a house in Miami Beach. Last year there were no homes listed for sale under $1 Million and now you can find houses in the $600’s. I found some great properties for sale that are really good deals. For these homes, I considered: location, quality of finishes, Waterfront Property and if they have a pool. Here are my findings:

  •  North Bay Rd. and 20th St. :: 4 BE / 3 BA, 2474 SQFT for $799,000.00 (Near South Beach)
  • Española Way and 8th St. :: 4 BE / 3.5 BA, 2226 SQFT for $849,000.00 ( South Beach)
  • North Bay Rd. and 22th St. :: Huge Pool, 5 BE / 4.5 BA, 2827 SQFT for $1.199 M (Near South Beach)
  • Palm Island, Coconut Ln. :: 3 BE / 3 BA, 2073 SQFT for $2.199 M (Palm Island)

These 4 homes are very special because they are all in good location, renovated with great finishes, spacious and the prices are GREAT !Like these homes mentioned, there are a lot of options in various locations around Miami Beach, it just depends on which neighborhood you like. There have been 9 closed home sales ranging in price between $899K to $12.5M !! wow ! As you can see not everybody is having problems getting mortgages and having money ! We also have 10 Pending Sales ranging in price between $1 M and $14.9 M !! The one for $14.9M is known as the “Turchin Residence” on Hibiscus Island. This home has been on the market for quite a long time. I guess sooner or later there will always be that special buyer for that special property.All this information is good for both buyers and sellers ! Lets see, we have around 20 homes pending or sold in Miami Beach in the first 3 Months so 16% has been already sold. If you would like to sell your Miami Beach home don’t be afraid to put it on the market, just make sure it is in good condition and priced well.
